Property valuations

Property valuations

How are property values determined?

Capital value (the value of land, buildings and other improvements) is used to calculate your rates.

The capital value is determined by the Officer of the Valuer-General. Each year, the Valuer-General independently determines capital values for every rateable property in the State.

Property valuations may increase or decrease each year depending on changes to the property and other market influences.

For more information regarding property valuations, please view the Understanding Property Values Fact sheet.

I believe my property is incorrectly valued, what can I do?

You must lodge an objection to the Valuer-General within 60 days of the date of your first rates notice.

You can lodge your objection via:

Online: Complete the online form at https://www.valuergeneral.sa.gov.au/valuation/objecting-to-a-valuation

Email to: Send your objection including any attachments to OVGobjections@sa.gov.au

Post to: GPO Bo 1354, Adelaide 5001

In person: Level 9, 101 Grenfell Street, Adelaide 5000

Phone enquiries to: 8423 5000 or 1300 653 345

Rates are still due and payable by the due date even if an objection to valuation has been lodged.

You will be advised of the outcome of the objection and any rate adjustments in writing once Council is notified by the Valuer-General of their decision.

You may not object to the valuation of your property if the Valuer-General has already considered an objection by you to that valuation.

For more information regarding objections, please view the Objecting to a Valuation Fact Sheet.

Objection to land use

Differential general rates imposed by the Council are based on various land use categories. Should you have any reason to believe that the land use category applied to your account is incorrect, you may lodge a written objection with Council outlining the grounds upon which your objection is based.

Land use objections must be submitted to Council within 60 days of receiving your first rates notice. Rates are still due and payable by the due date even if an objection has been lodged.

For further information, please contact Council's Rates Officer on 8342 7100.
